Courtesy rules


These rules should not be seen as pointers but as a basis for safe and secure living in an association where everyone feels responsible and cares about their own living space and our shared well-being.

1 General caution
Take care of and look after the association's property. Costs for maintenance and repairs of things that are not included in the maintenance and repairs of apartments according to the statutes are paid by everyone jointly. If urgent damage occurs, contact someone on the board or the property management company according to the contact details in the information on the notice board in the entrance. Only the board has the right to order maintenance and repairs.

2 About security
Check that the front gate locks after entering and exiting. Do not let anyone you do not know into the buildings. Do not leave storage areas unlocked. Please inform neighbors or the board if you will be away for a longer period of time. When driving vehicles within the property, show consideration and caution, and think about the children.

3 Common costs
Be economical with water consumption. Also be economical with electricity in the property's common areas. Replace tap gaskets when water is standing and dripping. Costs for cold water and electricity in common areas are paid by everyone jointly.

4 Balconies and patios
Balconies and patios may not be used for:

  • permanent storage of items that are not part of normal balcony/patio furniture,
  • shaking of carpets
  • On balconies, flower boxes may not be placed outside the balcony railing.

5 Grilling
Grilling on a balcony or private patio is only permitted with electric and gas grills equipped with a lid. Grilling on a shared outdoor area is only permitted in a designated area.

6 Feeding birds
Feeding birds is not permitted within the property due to leftovers that may attract rats and other pests.

7 Bicycles, mopeds, strollers, walkers
It is not permitted to park bicycles, mopeds or other vehicles outside the entrance. Bicycles and mopeds are parked in our bicycle storage rooms. Strollers and walkers may not be stored in entrances or stairwells but must be stored in the stroller storage rooms located in each stairwell.

8 Toys, bicycles, etc.
Parents are responsible for ensuring that children's toys, bicycles, etc. are collected at the end of the day and either stored in the apartment storage room or in a designated storage area.

9 Garbage and waste management
The housing association sorts garbage and waste. There is information on the garbage and waste containers about what can be thrown in each container. Garbage and waste in the wrong container or that cannot be thrown in the containers means large extra costs for the housing association. The picture and text on the garbage and waste containers show what can be thrown in each container. Other waste, such as electrical and electronic waste and bulky items, than that which cannot be thrown in the housing association's containers, is each person's responsibility to ensure that it is transported to an environmental station.

10 Storage
Flammable liquids may not be stored in storage rooms. Avoid storing items that are likely to be stolen in storage rooms.

11 Satellite dishes
It is not permitted to install/attach satellite dishes on balcony railings or on facades or on window or door frames.

12 Awnings
Awnings may only be erected with the permission of the board. The color shade and how the awning is attached are determined by the board.

13 Disturbances
Show consideration for your neighbors. Avoid disturbing noise. This applies outdoors, in the apartment, in entrances and in stairwells. During the time from 10 pm to 7 am, it is especially important to be quiet. If you are going to have a party – inform the neighbors in advance.

14 Pets
Pet owners must ensure that pets do not disturb or pollute the property and do not roam in plantings, on lawns or on children's play areas. Pick up animal droppings.

15 Subletting
According to the condominium association's bylaws.

16 Apartment maintenance
According to the condominium association's bylaws.

17 Changes in the apartment
Minor changes may be made to the apartment, such as laying new floors, installing new cabinets and replacing white goods in the kitchen. More extensive measures require the board's permission. Contact the board before you start. Also take your neighbors into consideration when carrying out noise-disturbing work in the apartment. During the time from 10 pm to 7 am, no disruptive work may occur.
